Meet the Bodenchaks: Sotheby’s International Realty

Selling 15 to 20 properties every year — even in last year’s challenging environment — Dawn and Frank Bodenchak are among the busiest brokers in the Hamptons!
“We try to create value for clients,” said Frank. And they have. The Bodenchaks have sold over 40 pieces of land or tear-down houses over the past few years — many under the radar — and have helped developers, builders, and end-users turn $1M to $7M parcels into $5M to $20M special properties, often achieving record prices on resale.
“Most recently, we helped contribute to the land development and design inspiration for this year’s “Holiday House,” a spectacular designer showhouse at 90 Wild Goose Lane in Water Mill South. It was designed by the architect James Edward Theiss and built by the extremely talented Michael Cerbone. It’s listed by Sothebys International Realty for $10.9 million,” said Frank.
This year’s showhouse was designed to offer the scale and amenities of a $15 to $20 million home, with soaring glass walls, amazing architectural detail and modern design, set on a fantastic, estate-sized property. The showhouse is open in July from 11 a.m. to 5 p.m., Wednesday through Monday, to raise money to cure breast cancer.
Frank and Dawn believe there is no substitute for going the extra mile. They attribute that philosophy — paired with knowledge, hard work, and putting the client first — to their success.
“Dawn and I have a passion for creating value in real estate,” Frank said. “We are unlike any other team in that we also run a design and development company, focused on cutting-edge design. I designed and built my first waterfront glass home over 20 years ago and fell in love with the process.”
Most of their clients hire the couple for their experience in land, construction, and design, which helps clients better evaluate their options and make more informed investments, especially on the higher end. Because Frank and Dawn have MBAs and a background on Wall Street in addition to real estate development, they are accustomed to the advisory role and to high-end clientele.
“For developers, our knowledge of design and what compels high-end customers are extremely helpful in the design phase. For end-users, we can help adapt a house to a customer’s needs in cost-effective ways, making a house work where it might not have otherwise,” said Frank.
